Steps to getting in your own home
1. Ring this office and speak to your Finance Manager at Fortress Loans for your obligation free preliminary, finance assessment.
2. Determine your borrowing ability (how much money can you borrow)
3. Have Fortress Loans check your credit rating.
4. Have Fortress Loans submit an application to a Lender so you can get a pre-approved limit before going shopping for your house.
5. Sign a contract, subject to finance, for the property.
6. Get Fortress Loans to arrange a valuation of the property to make sure you are not paying too much and obtaining a "good deal".
7. A formal approval from the lender will be obtained once your property has met with an approved valuation.
8. You will now be required to sign a mortgage contract.
9. Once the mortgage contract has been signed and returned to the lender, "settlement" of the property can take place.
10. Following “settlement” of the property,  you can collect your keys and you are now the lawful owner of your property.
What you will need to do.
WHAT YOU WILL NEED TO PROVIDE US WITH IN ORDER TO OBTAIN A MORTGAGE/LOAN
1. 100 points of identification obtained from:
Passport or birth Certificate Driver's Licence
Marriage certificate (if married)
Medicare care card
2. Income verification obtained from:
Last two pay slips
2008 group certificate
2008 individual tax assessment notice
Letter from employer confirming the period of your employment, job title and status of employment ie permanent or casual
3. If self employed you will need to provide:
Last two years tax returns (personal & business)
Last two years tax assessment notices (personal & business)
4. Ancillary records: Copies of the last three months records relating to
Bank statements for all bank a/cs
Credit Cards
Store Cards
All Loans
In the event of a refinancing we will also require the last six months statements of the loans to be refinanced.

WHAT YOU WILL NEED TO PROVIDE US WITH TO OBTAIN A CONSTRUCTION MORTGAGE

In the event of a construction mortgage you will need to provide the bank pack.

WHAT YOU WILL NEED TO PROVIDE US WITH TO OBTAIN A MORTGAGE FOR AN ESTABLISHED DWELLING
For a mortgage for an established dwelling you will need to provide the sale contract.
If you are refinancing a property or using an existing property as security for a purchase you will need to provide us with your latest council rates notice. You can use internet statements however you will need at least one original statement.
CONDITIONAL APPROVAL SUBJECT TO VALUATION
If all the above records are provided at your initial consultation we will be able to provide you with a conditional approval within seven days, subject to a valuation of the security offered.
